Safe renting: tips for private landlords
As a private landlord, you are responsible for selecting reliable tenants yourself. This guide helps you recognise fraud, draw up a watertight lease and avoid common pitfalls.
1. Screening prospective tenants
Never welcome anyone into your property without screening them first. Always request the following:
- Valid proof of identity — Passport or driving licence. Check that the name matches the bank account.
- Proof of income — The last 3 payslips or an annual income statement. The net rent should be no more than one third of the net monthly income.
- Employer's statement — Confirms employment and salary.
- References from a previous landlord — Always ask about the reason for leaving.
2. Recognising fraud
Be alert to the following warning signs:
- The tenant wants to rent the property without a viewing.
- Payment via unfamiliar channels or with a notable bonus “as a token of trust”.
- An offer to pay more than the asking rent.
- A story about staying abroad or an urgent situation.
- Documents that appear fake or inconsistent.
3. The lease
Always use a written lease. Make sure it includes the following:
- The full names and addresses of the landlord and tenant.
- The address and description of the rented property.
- The rent, payment date and payment method.
- The security deposit (a maximum of 2 months' rent).
- The term: fixed or indefinite.
- Rules on maintenance and service charges.
- House rules (pets, smoking, subletting).

4. The security deposit
Always ask for a security deposit of at least 1 month and no more than 2 months' rent. Record in writing which damage the deposit may be withheld for. Include this in the lease as well.
5. Inspection at move-in and move-out
At the start of the tenancy, draw up a detailed inspection report with photos of every room. Have the tenant sign it. Do the same when the tenant moves out. This prevents disputes about damage.
6. Use the platform correctly
