How does the rental price calculator work?

The calculator computes two things: the maximum legal rent based on WWS points, and the realistic market rent for your city. This immediately shows whether your property falls in the social sector, mid-market, or free market.

Fill in your property details step by step: basic features (area, type, city), quality aspects (energy label, WOZ value, kitchen), extras (balcony, garden, parking) and finally your interior. The calculation is based on the official WWS table 2024/2026 and current market data per municipality.

How do I calculate the rental price of my property?

The rental price is calculated using the Housing Valuation System (WWS). This system assigns points for surface area, energy label, WOZ value, amenities and location. Properties with 144 points or more fall in the free market sector.

What are WWS points?

WWS stands for Woningwaarderingsstelsel — the official Dutch government scoring system for rental properties. Each feature of your property earns points, and the total determines whether your property is in the social or free market sector.

What is the difference between social and free market rental?

Properties below 144 WWS points fall in the social sector with a maximum rent of approximately €879/month (2026). Properties with 144+ points fall in the mid-market (up to 186 points, max €1,228/month) or the unregulated free market sector.

Can I charge more than the maximum rent?

For social and mid-market rentals (up to 186 WWS points), legal maximums apply under the Affordable Housing Act. In the unregulated free market (186+ points), you can set the price freely based on market conditions.

How does the energy label affect the rental price?

The energy label has a significant impact: A+++ gives 47 extra points, A-label gives 36 points, while a G-label costs 23 points. A better energy performance directly increases the maximum rent and market value of your property.
