Renting a Studio — Current Listings Across the Netherlands

Renting a studio is the most popular choice for people living alone, first-time renters and young professionals who want a central location without high rental costs. On HuurwoningHub you'll find up-to-date studios for rent from private landlords in all major Dutch cities — from Amsterdam and Rotterdam to Eindhoven and Groningen. A studio is a self-contained home where the living, sleeping and cooking areas are combined into a single space, with its own private bathroom. The average rent for a studio in the Netherlands in 2026 is around €950 per month, depending on the city and the size.

What is the difference between a studio and an apartment?

A studio and an apartment are both self-contained rental homes with their own front door, kitchen and bathroom. The difference lies in the layout:

  • Studio: open layout, living and sleeping area in one room (typically 20–45 m²)
  • Apartment: one or more separate bedrooms, usually larger than 40 m²
  • Room: not self-contained, shared facilities (kitchen/bathroom)

What should you look out for when renting a studio?

A studio is an efficient way to live, but there are a few specific things to keep in mind.

  1. 1 Check whether the studio is self-contained (its own front door, kitchen and bathroom). Only then are you fully covered by Dutch tenant protection.
  2. 2 Pay attention to the floor area: under 25 m² can feel cramped if you work from home a lot.
  3. 3 Ask about the energy label. Studios in older buildings sometimes have poor insulation (label E or F).
  4. 4 Ask whether there is any outdoor space: a balcony or terrace significantly improves your quality of living.
  5. 5 Check for noise: inner-city studios can suffer from street noise.
  6. 6 Ask whether the rent includes or excludes service charges (gas, water, electricity, internet).

Your rights when renting a studio

As the tenant of a self-contained studio, you have legal rights that cannot be restricted.

  • Security of tenure: the landlord cannot simply end the lease, except in cases of breach of contract or urgent personal use
  • Annual rent indexation: capped at CBS inflation + 1% for liberalised-sector homes
  • Maintenance obligation: the landlord is responsible for major maintenance
  • Deposit: a maximum of two months'' basic rent
